    Final public hearing on Marshall Gardens housing project is Tuesday

    A Tuesday, Jan. 21, public hearing may be the final chance for residents to weigh in on Marshall Gardens, a plan by Minnetonka-based Lake West Development, LLC, to build 15 high-end single-family homes and 100 high-end townhomes on the Marshall family farm in southwestern Eden Prairie.

    The hearing is on the Eden Prairie City Council meeting agenda after the city’s planning commission endorsed the development plan on a 7-1 vote last November.

    The proposal departs from the city’s Guide Plan, which envisioned 55 single-family homes on the 32-acre parcel at 9905 Dell Road. So far, however, the city has supported the developer’s decision to take a different direction, citing trade-offs that benefit Eden Prairie: more open space, protection of river valley bluffs, and energy-saving features in the homes.

    The developer has revised the plan in recent weeks to address neighborhood criticism voiced at the planning commission hearing. A community garden planned for the northwest corner of the site, intended to honor the property’s history as a family farm, has been reduced from almost 2.5 acres to 1 acre. This change allows proposed single-family homes bordering established neighborhoods to the north to be spaced farther apart, creating more separation and landscaping.

    Tuesday’s City Council meeting starts at 7 p.m. in the Council Chambers at the Eden Prairie City Center, 8080 Mitchell Road. Meetings are also broadcast live by the city.
